How much does each house cost?
The base price for a Little House is $60,000, and the typical installation costs land around $15,000. That said, all of our homes are built to order, so prices vary.
Do you offer financing?
Our Little Houses are typically financed through home equity loans from the equity value of the primary residence on the property. We do not offer in-house financing.
What is the warranty on your homes?
All of our homes come with a 7 year limited warranty through our factory, Redman Homes. We offer a 2 year guarantee on site work and will happily attend to any issues that arise within that period.
Where do you build?
Little House on the Trailer provides on-site services within about one hour of Petaluma, CA, plus Santa Clara County. We can travel two hours from Petaluma for the service of moving a pre-built home from the street to site. If you are outside these parameters, please call us to discuss your needs and find out if we can serve you. Our homes are built by Redman Homes, a subsidiary of Champion Homes. If you live somewhere else, we encourage you to visit their websites and locate a dealer near you!
Can your Little Houses be placed in a mobile home park?
Yes, our homes are legal and feasible to install anywhere a recreational trailer is permitted. Please note, however, our Little Houses are not towable and require permits and professional movers to be relocated.
How do you determine whether a house can be delivered?
In order to deliver and install a home we need at minimum, flat land, a 14 foot wide path of travel and 15 foot overhead clearance. Our crew can perform any site work necessary to meet these requirements.
Tiny home, modular, manufactured, prefab, ADU HCC – what do all these terms mean?
We know all of these terms can be confusing, that’s why we’ve created a glossary to help clear things up.
Can I have a loft in my Little House?
Yes! Take a look at our Loft Model. Please note, lofts are not permitted in ADUs.
Can I modify a floor plan?
Everything is built to order, so yes! Almost all floor plans receive some modification.
Can you build an empty room (a 10×10 tiny building, for example) for use as an office?
Yes. For our little houses the only requirement is a half-bath. Little House on the Trailer got off the ground building many offices, art studios and what we called A Room of Your Own. We do not however, build shells made to be finished by the customer.
How do I start the process of getting a Little House?
The best way to start is by giving our owner Stephen a call at 707-606-3010. He can determine whether we are the best company for the job in a matter of minutes and is happy to answer any questions you might have.
What is a site visit?
A site visit is the second step in the process of building a little house on your property (after your initial phone call with Stephen). It includes a walkthrough of your property as well as an in-depth conversation about your specific needs. With this clearer picture of your specific situation, he can then provide you with a quote.
What are my options for a home care cottage after the care is not needed?
In Sonoma County, you can re-qualify your little house. For example, if the first occupant was the grandmother of the family and she has passed away, her children might be approaching retirement and choose to move into the little house with a doctor’s note while their children move into the main house and provide care. Alternatively, homes can be resold. The resale value is typically 25% less than the purchase price. There are other more nuanced options that we would be happy to discuss over the phone. As always, give us a call!
